New Home and 11 Month Warranty Inspection

Over time your home will start to need things fixing up due to wear and tear. If, however, you have purchased a brand-new property and there were hidden defects right at the start of your ownership, these can cause real problems further down the line. Unfortunately, these hidden issues often cannot be spotted just by living in the house and it takes a professional home inspection expert to uncover them. By enlisting our services, you are protecting yourself from high costs and the potential of serious damage to your home many years down the line. 

Warranty Inspection
New homes come with a warranty by the builder for 12 months. This covers the workmanship and materials for any defects for one year after your purchase. Enlisting our warranty inspection services in the 11 month of that warranty is an excellent idea before your builder warranty runs out, as it means you can have them solve the issues without paying out. Our staff are all experts in their field and will compile a list of any issues. It may be that you have noticed all the obvious problems, but those hidden defects are hard to spot until years down the line when real problems start. By having a warranty inspection take place you are protecting yourself from nasty high costs in the future that could have been fixed under the builder’s warranty.

Issues we commonly encounter
Our inspection will cover all aspects of your home. Commonly the issues we come across are because of a malfunction of some element, or it was an oversight during construction. Issues to do with plumbing can cause significant damage in a short amount of time, let alone if left for years. The most commonly seen plumbing issues are drainage that can cause damage to the foundations. It can also cause wood rot, which we also often see due to a lack of caulking and insufficiently sealed exterior openings. Finally, we often come across unsafe electrical wiring which is a real concern because they are a serious safety hazard.

After the inspection:
Following the inspection, we will compile a full report of our findings. It will include information of any defects we have found. You can then take this document to the builder and be able to make the most of your warranty before you have to pay out of your own pocket!
